• Affordable Housing Compliance

Wisconsin Management Company has more than 2,000 federally assisted housing units in its affordable housing portfolio. These units have various forms of funding, including Rural Development, Section 42 tax credit and various HUD programs, such as project-based Section 8, Public Housing and HOME.
WMC has a comprehensive compliance department to certify all the tenants’ income and expenses and ensure program compliance. The department handles file compliance for units in the WMC portfolio and performs contract compliance for outside properties. With a team of experts, including two designated Certified Occupancy Specialists (COS), the WMC compliance department manages all aspects of the application process. We offer comprehensive resident screening, including credit, criminal, landlord and employment references.
In addition to processing paperwork, the compliance department reports to the Wisconsin Housing and Economic Development Authority (WHEDA), Housing & Urban Development (HUD), the Illinois Housing Development Authority (IHDA), HOME and Rural Development (RD). All reporting is handled in WMC's Madison office. 
WMC's compliance department removes the work of certifications and reporting from the owners and managers. WHEDA recently noted the following regarding a project for which we do contract compliance work: “Program compliance has improved greatly from the previous year. This is in large part due to management contracting with Wisconsin Management Company to maintain program compliance.”
